Living in Piara Waters

Piara Waters was gazetted as its own suburb in 2007, carved out of Forrestdale. There were fewer than a hundred residents then. The 2021 Census counted 15,029. The median age is 31, about 87 per cent of households are families, and the suburb is still releasing land in its south-east corner. This is a guide to what living here is actually like.

Shopping and daily life

Piara Waters Shopping Centre on Nicholson Road opened in late 2023 and gave the suburb its own retail heart for the first time: supermarket, cafes, takeaway and everyday services. Stockland Harrisdale Shopping Centre is minutes north, with a Woolworths, ALDI, gyms and medical suites. For the big shop, Cockburn Gateway Shopping City is a 10 to 15 minute drive with more than 170 specialty stores.

Parks and outdoors

Piara Nature Reserve sits at the heart of the suburb, with wetlands, walking trails and boardwalks through bushland that shelters bandicoots and native birds. Next door, Forrestdale Lake Nature Reserve covers 220 hectares and is one of the most important waterbird refuges in the south-west.

The suburb’s parks go beyond the standard swing set. The robot-themed playground at Newhaven cost around $2.5 million and draws families from across the corridor. Add Holland Park, the Newhaven Dog Park, pump tracks, multi-use courts and the Piara Waters Pavilion, where the local football and cricket clubs play on weekends.

Health

GP clinics, dental and pharmacy operate in the suburb and at Harrisdale. Fiona Stanley Hospital at Murdoch is the major hospital for the southern corridor, and Armadale Health Service handles the south-east.

A multicultural suburb

Census 2021 shows how diverse Piara Waters has become: 15 per cent of residents were born in India, and around one in ten have Chinese ancestry. Punjabi is now spoken at home more widely than Mandarin. Weekend sport runs through the pavilion, the school communities are active, and most streets still have new arrivals meeting new neighbours.

Who the suburb suits

First-home buyers who want a newer build without a renovation project. Families upgrading within the corridor who want the schools and the parks. Investors chasing a suburb where the tenant pool keeps widening as the rail line beds in.
