  • Median time to lease: 17 days
  • Median time to sell: 37 days
  • Vacancy rate: 3.10 per cent

From our own desk

Hyland Realty manages 53 residential leases, 19 of them in Piara Waters. The Piara Waters leases we manage carry a median rent of $1,000 per week, above the suburb median, because most are newer four-bedroom homes. For a single-agency view of one suburb, that is a reasonable sample.

Why demand keeps running

Census 2021 put 74.7 per cent of households in Piara Waters paying off a mortgage. This is an owner-occupier suburb, not a speculative one. Owners stay, churn is low, and when a well-priced home lists it draws multiple applications. A 3.1 per cent vacancy rate leaves little slack, and good homes lease inside three weeks.

If you are selling

A 37-day median says the market pays for accurate pricing. Homes listed at defensible, appraisal-backed numbers sell. Homes listed on hope sit, go stale, and hand the negotiation to the buyer. Get the appraisal before the marketing, not after. Start with a market appraisal.

If you are leasing out a home

Seventeen days to lease at a rising median rent, with vacancy at 3.1 per cent. The cost of getting the opening price wrong is one extra vacant fortnight, which at these rents is real money. Book a rental appraisal and price it right the first time.
