Piara Waters Homes is a three-person agency that looks after one suburb properly. We do not claim to cover Perth. We cover Piara Waters, and the handful of streets around it that Piara Waters families actually move to.
Why one suburb
Piara Waters is 94 per cent detached houses. Almost three in four homes here carry a mortgage. It is a suburb of young families who move for schools, for a bigger block, or for a job on the other side of the city. It is not a suburb of investors flipping houses.
That kind of market is driven by neighbours, and by people who already live two streets away. You cannot read that off a spreadsheet from an office on the other side of the river. You learn it by being here every week.

What we do
Rentals
Finding the right tenant matters more than finding a tenant quickly. We know what local employers are hiring, which streets suit families with school-age children, and what a home on your street actually rents for this month rather than last year. Owners get a straight answer on rent, and a short list of what would move the number.
Sales
Most of our sales come from people who already live here. We tell you what your home is worth and why, in writing, with the comparable sales behind it. If the honest answer is that waiting three months would serve you better, we will say that.
Who you will deal with
You will not be passed to a call centre, and you will not be handed between three people who each know a quarter of your file. Three of us answer for this suburb, and you will deal with the same person from the first phone call to the keys.
